Five Sources of Parkade Water

Why parkade leaks are rarely one thing, and how to tell them apart.

Parkade water usually comes from a short list: rain through the ramp or openings, irrigation overspray, failed expansion joints or membranes, plumbing lines above, or groundwater pressure. Each has a different fix.

The pattern tells you a lot. Rain-driven entry correlates with storms. Plumbing leaks follow usage - worse on weekday mornings. Membrane failures show broad damp areas that grow slowly. Groundwater is seasonal.

Investigating the pattern before repairing prevents the classic mistake: sealing a joint while the actual source is a drain line, or replacing a drain while rain pours through the ramp.
